Appeals are made to the Office of the Hearing Examiner, Seattle Municipal Tower, 40th Floor (SMT-40-00), 700 Fifth Ave., Suite 4000, Seattle, WA 98104. An $85 filing fee in a check payable to the City of Seattle must accompany appeals.

Permit applications

2124 10TH AVE. W. (3020473) for Land Use Application to allow three single-family residences in an environmentally critical area. Parking for five vehicles to be provided. Existing structure to be demolished. Environmental review includes future unit lot subdivision. The following approval is required: SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal. Building permit may be needed but was not included in this application. The following appealable decision has been made based on submitted plans: Determination of Non-Significance (no Environmental Impact Statement required). Environmental review completed, and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on Feb. 5, 2015, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than June 25.

640 WASHINGTON ST. (3016939) on a Land Use Application to subdivide one development site into six unit lots. Existing residential units to remain. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following appealable decision has been made based on submitted plans: Unit Lot Subdivision to create six unit lots granted. Design reviews

1249 FIFTH AVE. N. (3017573) a Streamlined Design Review of a three two-unit townhomes (six units total) with parking for 12 vehicles located in below-grade garage. Existing apartment building to be demolished.

The DPD director will accept written comments to assist in the preparation of the Early Design Guidance through June 24, 2015. Comments regarding site planning and design issues for this project are welcome. This is the only opportunity to comment on this proposal. Comments should be submitted to PRC@seattle.gov or City of Seattle, DPD, PRC, 700 Fifth Ave., Suite 2000, P.O. Box 34019, Seattle, WA 98124-4019.

Following the public comment period, the DPD will issue a written design guidance report. This report will consider public comment and the applicable citywide and neighborhood specific Design Guidelines and will serve as the basis for further review of the building permit. Once the applicant has incorporated the design guidance into the proposal they may apply for a building permit. No public notice of the building permit application will be provided.
