The city’s Department of Planning and Development (DPD) provided the following information. Written comments on projects should be mailed to 700 Fifth Ave., Suite 2000, P.O. Box 34019, Seattle, WA 98124-4019.

Appeals are made to the Office of the Hearing Examiner, Seattle Municipal Tower, 40th Floor (SMT-40-00), 700 Fifth Ave., Suite 4000, Seattle, WA 98104. An $85 filing fee in a check payable to the City of Seattle must accompany appeals.

Permit applications

2137 10TH AVE. W. (3020109) for a Land Use Application to subdivide one development site into two unit lots. The construction of residential units is under Project No. 6440306. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following approval is required: Unit Lot Subdivision to create two unit lots. Water Availability Certificate may be needed but was not included in this application. Written comments accepted through April 19.

1226 TAYLOR AVE. N. (3019959) for a Land Use Application to allow the addition of one residential unit to an existing eight-unit apartment building (for a total of nine residential units). No change in parking. The following approval is required: SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal. Building permit may be needed but was not included in this application. Written comments accepted through April 19.

 

Permit decisions

4418 31ST AVE. W. (3019245) on a Land Use Application to subdivide one parcel of land into two parcels in an environmentally critical area. Existing structures to be removed. The following appealable decision has been made based on submitted plans: Determination of Non-Significance with conditions (no Environmental Impact Statement required). Environmental review completed, and project conditioned as applicable. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on Jan. 12, 2015, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than April 20.

3450 EIGHTH AVE. W. (3015328) on a Land Use Application to allow three single-family dwelling units in an environmentally critical area. Surface parking for three vehicles to be provided. Existing single-family residence to be removed. The following appealable decision has been made based on submitted plans: Determination of Non-Significance (no Environmental Impact Statement required). Environmental review completed and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on July 18, 2013, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than April 23.

 

Design reviews

515 WARD ST. (3018460) of one three-story structure containing five townhouse units. Surface parking for four vehicles and parking within one of the residential units to be provided. Existing structures to be removed.

The DPD director will accept written comments to assist in the preparation of the Early Design Guidance through April 22. Comments regarding site planning and design issues for this project are welcome. This is the only opportunity to comment on this proposal.

Following the public comment period, the DPD will issue a written design guidance report. This report will consider public comment and the applicable citywide and neighborhood specific Design Guidelines and will serve as the basis for further review of the building permit. Once the applicant has incorporated the design guidance into the proposal they may apply for a building permit. No public notice of the building permit application will be provided.
