Permit applications

2556 14TH AVE. W. (3015718) for a Land Use Application to subdivide one parcel into nine unit lots in an environmentally critical area. The construction of townhouses has been approved under Project No. 6321779. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following approvals are required: Short Subdivision to create nine unit lots; SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal. Water Availability Certificate may be needed but was not included in this application. Written comments accepted through Wednesday, Sept. 4.

2816 14TH AVE. W. (3015690) for a Land Use Application to subdivide one parcel of land into two parcels in an environmentally critical area. Existing garage to be demolished, and existing single-family residence to remain. The following approvals are required: Short Subdivision to create two parcels of land; SEPA environmental determination (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal. Design reviews

1701 DEXTER AVE. N. (3015186) of a four-story building with four live/work units at ground level and 62 residential units above in an environmentally critical area. Parking for 44 vehicles to be provided within the structure. Project includes 8,500 cu. yds. of grading. Existing structures to be demolished. This is a revision to project approved under permit No. 3008741. Environmental Review and Early Design Guidance were conducted under Project No. 3008741.

The meeting will take place Sept. 11, 2013, at 6:30 p.m. at Queen Anne Community Center, 1901 First Ave. W., in Room No. 1.

The DPD director will accept written comments to assist in the preparation of the early design guidance through Sept. 11, 2013. Comments are welcome regarding important site planning and design issues that should be addressed in the design for this project. Comments and requests to be made party of record should be submitted to PRC@seattle.gov or City of Seattle, DPD, PRC, 700 Fifth Ave., Suite 2000, P.O. Box 34019, Seattle, WA 98124-4019.

An application for Design Review related to future development of this site has been submitted to the DPD. This second stage of Design Review is the Recommendation phase. At the Design Review Board Recommendation meeting, the following occurs:

The applicant will present information about the proposed design and how
 it responds to the Design Review Guideline priorities established at the previous
 Early Design Guidance meeting(s).

•The public may offer comments regarding only the proposed design.

•The Design Review Board will offer their recommendations regarding the design to DPD.

•Following the meeting, DPD will issue a written Recommendation report summarizing
 the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.

801 DEXTER AVE. N. (3015507) for a nine-story structure with 378 residential units above commercial space and parking for 280 vehicles below-grade.

The meeting will take place Sept. 11, 2013, at 8 p.m. at Queen Anne Community Center, 1901 First Ave. W., in Room No. 1.

The DPD director will accept written comments to assist in the preparation of the early design guidance through Sept. 11, 2013. Comments are welcome regarding important site-planning and design issues that should be addressed in the design for this project. Comments and requests to be made party of record should be submitted to PRC@seattle.gov or City of Seattle, DPD, PRC, 700 Fifth Ave., Suite 2000, P.O. Box 34019, Seattle, WA 98124-4019.

An application for Design Review related to future development of this site has been submitted to the DPD. The first phase of Design Review includes the Early Design Guidance (EDG) meeting. At the Early Design Guidance meeting, the following occurs:

•The applicants will present information about the site and vicinity, as well as early massing design concepts.

•The public may offer comments regarding only the design of a development on the subject site.

•The Design Review Board will provide guidance and identify those Design Guidelines of highest priority for the design as it moves forward towards Master Use Permit (MUP) application.

•Following the meeting, DPD will issue a written Early Design Guidance report summarizing the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.
