Permit applications

3637 13TH AVE. W. (3019011) for a Land Use Application to subdivide one development site into four unit lots. The construction of residential units is under Project No. 6406139. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. Environmental review conducted under Project No. 3016658. The following approval is required: Unit Lot Subdivision to create four unit lots. Water Availability Certificate may be needed but was not included in this application. Written comments accepted through Dec. 28.

2249 14TH AVE. W. (3018440) for a Land Use Application to subdivide one development site into five unit lots in an environmentally critical area. The construction of residential units is under Project No. 6366942. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following approvals are required: Unit Lot Subdivision to create five unit lots; SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal. Building permit and Water Availability Certificate may be needed but were not included in this application. Written comments accepted through Dec. 28.

 

Revised applications

1228 FIFTH AVE. N. (3016985) for a Land Use Application to allow four three-story structures containing 10 townhouse units in an environmentally critical area. Parking for 10 vehicles to be provided below- and at-grade. Existing structures to be demolished. Environmental review includes future Full Unit Lot Subdivision. The following approvals are required: Design Review; SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal.) Building and demolition permits may be needed but were not included in this application. Written comments accepted through Dec. 31.

 

Design reviews

701 VALLEY ST. (3017871) of a 15-story residential building containing 158 units. Surface and below-grade parking to be provided for 86 vehicles.

An application for Design Review related to future development of this site has been submitted to the Department of Planning and Development (DPD). The first phase of Design Review includes the Early Design Guidance (EDG) meeting. At the Early Design Guidance meeting, the following occurs:

•The applicants will present information about the site and vicinity as well as early massing design concepts.

•The public may offer comments regarding the design of a development on the subject site.

•The Design Review Board will provide guidance and identify those Design Guidelines of highest priority for the design as it moves forward towards Master Use Permit (MUP) application.

Following the meeting, DPD will issue a written Early Design Guidance report summarizing the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.

The DPD director will accept written comments to assist in the preparation of the Early Design Guidance through Jan. 7, 2015. Comments regarding important site planning and design issues for this project are welcome.
