Permit decisions
531 HOWE ST. (3013984) on a Land Use Application to allow two residential structures in an environmentally critical area: one four-unit and one three-unit. Parking for seven vehicles to be provided: three surface and four within the structures. Existing structures to be demolished. SEPA review includes future unit-lot subdivision. The following appealable decision has been made based on submitted plans: Determination of Non-Significance (no Environmental Impact Statement required). Environmental review completed, and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on Sept. 20, 2012, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than April 25.
Design reviews
777 THOMAS ST. (3014045) of a seven-story, 183-unit residential structure with retail at street level. Parking for 145 vehicles will be located below-grade. Existing structures to be demolished. The meeting will take place on May 1 at 6:30 p.m. at the Queen Anne Community Center, 1901 First Ave. W., in Room 1.
The DPD director will accept written comments to assist in the preparation of the early design guidance through May 1. Comments regarding important site planning and design issues that should be addressed in the design for this project are welcome.

An application for Design Review related to future development of this site has been submitted to the Department of Planning and Development (DPD). This second stage of Design Review is the recommendation phase. At the Design Review Board Recommendation meeting, the following occurs:
•The applicant will present information about the proposed design and how it responds to the Design Guideline priorities established at the previous Early Design Guidance meeting(s).
•The public may offer comments regarding the proposed design.
•The Design Review Board will offer their recommendations regarding the design to DPD.
•Following the meeting, DPD will issue a written recommendation report summarizing the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.
Note that public comment at the recommendation meeting is limited to design considerations. If environmental review is triggered, comments related to environmental impacts (such as traffic, parking, noise, etc.) may be sent to DPD following notice of that review.
